Summary

We addressed a long-term mouse infestation at a townhouse in Markham through staged treatment and, ultimately, comprehensive exterior exclusion. Initial treatments reduced activity but did not resolve the issue until structural entry points were permanently sealed. A final confirmation visit verified that the exclusion was effective and no further mouse activity was reported.

The property is an attached two-story townhouse with multiple exterior penetrations typical of this structure type, including foundation joints, utility penetrations, and wall vents. These features can create concealed access points for rodents if not properly sealed.

Customer Concern

The homeowner reported a prolonged mouse problem with live mice observed frequently and droppings found throughout the interior. The issue persisted over several years despite repeated treatments.

Inspection & Findings

During the initial exterior inspection, we identified multiple potential rodent entry points at foundation-to-brick transitions, utility penetrations, and wall vent openings. Some openings were located close to grade, increasing accessibility for mice. Nesting material was also observed within at least one exterior vent opening, indicating active or recent use.

 

 

 

Cause Analysis

The infestation was driven by small structural gaps and unprotected vent openings that allowed mice to enter the wall cavities and interior spaces. The attached nature of the townhouse increased the likelihood of shared or recurring rodent pressure. Without sealing these access points, ongoing exterior activity continued to result in interior intrusion.

Treatment / Removal

On the first visit, we completed a full exterior inspection and initiated mouse treatment. Tamper-resistant bait stations were placed in areas of confirmed activity. All pest control work was performed by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines. At that time, exterior exclusion was recommended but deferred.

Subsequent visits focused on monitoring and continued treatment due to recurring activity. After continued issues over multiple years, the homeowner approved the recommended exclusion work.

Exclusion & Repairs

We completed exterior exclusion by securing vulnerable wall vent openings with galvanized steel cages and installing stainless steel vented inserts on additional vent openings. Identified foundation and utility gaps were sealed to restrict rodent access. All work was completed from the exterior to provide a durable, long-term barrier against re-entry.

 

 

Outcome & Confirmation

At the final visit, the homeowner reported no further mouse activity inside the home. A follow-up inspection confirmed that exclusion materials remained intact and no new entry points were observed. With treatment concluded and access points sealed, no further rodent issues were found at the property.
